What is a Residential Park Home?
Park Homes are attractively designed detached bungalow-style homes, usually set on privately owned parks/estates.
All Park Homes are built to residential standard BS 3632, meaning they are suitable for residential living all year round. All homes built to this standard are required to be energy efficient and also come with a long-term structural warranty.
Home Interiors has a choice of floor layouts to suit individual needs and is right up to date with stunning interior design.
They are designed to be lived in on a permanent basis as your permanent residential address. Upon occupation, you will sign a Written Statement Under The Mobile Homes Act 1983 to protect you whilst a resident on our park
Can we use any manufacturer?
We have a good working relationship with all the leading Park Home manufacturers, allowing us to give our customers a wider range of options to choose from, including different models, layouts and any bespoke customisations that you may need.
The size of your Park Home will depend on the size of the plot you are buying.

How do I finance my Park Home purchase?
Most of our customers have a property to sell to fund their purchase. Park Homes can only be bought with cash, you cannot obtain a mortgage for a Park Home. We do work with a finance company that can offer finance to Wyldecrest Park customers if you are a little short.
Do the plots come with private gardens and parking?
We know how important having your own garden space is, so all of our homes have private outdoor space for you to use as you wish.
All of our parks have ample parking spaces, with the majority of homes having their own private parking directly next to their home.

Can I part exchange my current property?
We offer a unique Part Exchange Scheme where we commit to buying your property, reducing the stress associated with selling a property. We will deal with solicitors and estate agents to save you the job!
Generally, when you buy a park home, you are able to actually release funds from your property and have some money left over to put in the bank.
Eg. Your House Value £350,000 – Your New Park Home £200,000 = Cash Back To You of £150,000

What are Park Rules?
Each park has its own unique set of rules to benefit residents in order to maintain a good and peaceful community. Please check with us for the specific park(s) of interest, and we will let you know the exact rules
Can homes be made wheelchair-friendly?
Park homes can be modified in any way you need them. You can have ramps instead of steps, customised showers, kitchens and anything else needed.
What legal rights do Park Home Owners have?
The Mobile Homes Act 1983 is the foremost law which governs park home owners and operators. There are licensing laws in place, and as site owners, we are required to keep the park in good condition and obey the site licence conditions.
What is the age limit on our parks?
The majority of our parks have a minimum age of 50 however, we do have a few parks where this is reduced to 45. Please check with us for the specific park(s) of interest, and we will let you know the exact rules
Can my friends and family, including children, come to visit and stay?
Most of our owners have friends and family, including grandchildren, who would like to visit from time to time. We welcome them to visit and even stay over for a few nights at a time. Your guests would be expected to respect the other residents on the park and abide by the park rules.
If there was a need for any friend or family member to stay for a longer period, you would need to advise us in writing of this.
Can we bring our pets?
Responsible pet owners are welcome on the majority of our parks. Please check with us for the specific park(s) of interest, and we will let you know the exact rules
Do I need a solicitor when buying a Park Home?
Buying a park home is quite a straightforward process. Your purchase will not include buying the land in which your Park Home is sited, so there is no conveyancing needed. This also means that your purchase will not incur any Stamp Duty Land Tax charges. You do not require a solicitor to assist with your purchase. Our in-house sales support team can guide you through the entire process; however it is your choice if you would like to have a solicitor act for you.
What legal fees will I incur when buying a Park Home?
There are no legal fees involved with purchasing a Park Home if it is bought directly from the Park Operator (us).
If you buy a home directly from a current Park Home owner, you may need to appoint a solicitor to act for you.
Can I rent a Park Home?
Unfortunately not. Current legislation does not allow or Park Homes to be rented.
How can I sell my Park Home?
There are many ways in which you can sell your Park Home. We can offer to buy it back from you, we can advertise it for sale for you, or you can appoint a local estate agent to sell it just like you would with a bricks and mortar property.
What is the lifespan of a Park Home?
Built to BS3632, Park Homes are built to the highest building standard. Like anything, if it is looked after and maintained well, it will last many years
If you buy a pre-owned home, there may be a need for some refurbishment works to be carried out along the way.
What happens to my Park Home when I/we pass away?
If you own the home with someone else and they remain in the Park Home, nothing will change. We will need to be informed so that we can update the account.
If your passing leaves the home empty, it will remain on park and be included within your estate. Whoever is looking after that will have the right to move into it if they meet the park's criteria or they can sell it. Pitch fee will still be charged whilst the property is empty.
When selling a park home, there is no inheritance tax charged on the income received from the sale.
